Under the general supervision of The Company Owner, and the Project Manager, the Construction Site Superintendent plays a crucial role in overseeing the on-site construction activities of residential projects. Their responsibilities encompass various aspects of project management, coordination, and supervision of on-site subcontractors, vendors, and company employees. The typical job duties and responsibilities of a Construction Site Superintendent include managing Finish Carpenters, Lead Carpenters, subcontractors, and on-site contractors to ensure the effective and efficient building process of various residential construction projects from start to finish. The Construction Site Superintendent works in tandem with the Project Manager/Lead to ensure a seamless project completion and handoff to the client. The duties include reviewing and staying within project budget, timeline, safety, and quality requirements ensuring effective and efficient project completion, job site coordination, effective management of vendors and subcontractors.
Duties and Responsibilities: 1. Construction Oversight: Supervise and manage all on-site construction activities. Ensure work is carried out according to project plans, specifications, and quality standards.
2. Schedule Management: Administer, manage, and communicate detailed project schedules with Project Manager/Lead. Establish and administer in-house labor, Carpenters, etc. schedules in coordination with Project Manager/Lead to meet project deadlines. Managing Lead Carpenter, and others on site to ensure optimal efficiency, and quality.
3. Team Leadership: Provide leadership to on-site construction teams, including in-house craftsmen and subcontractors. Foster a positive and collaborative work environment. Proactively review progress on milestones to ensure always on track or appropriate adjustments made in cooperation with Project Manager/Lead.
4. Safety and Compliance: Enforce and promote safety protocols to maintain a safe working environment. Ensure compliance with safety regulations and standards. Ensure Job Site is well organized, orderly, and not cluttered with waste or other materials that could compromise safety protocols.
5. Quality Control: Implement and enforce quality control measures to meet specified standards. Conduct regular inspections to identify and address any quality issues.
6. Material Management: Ensure all project specials order needs are submitted to the Project Estimator or Vendor directly, while working with the Project Manager/Lead to submit change orders, in a timely manner.
7. Client Interaction: Interact with clients during site visits. Address client concerns or inquiries related to on-site construction activities.
8. Documentation: Maintain accurate and up-to-date on-site documentation, including daily logs, progress reports, and incident reports.
9. Cost Control: Monitor on-site expenditures to ensure adherence to the project budget. Report any budgetary concerns to the Project Manager/Lead.
10. Inspections and Approvals: Be on-site for inspections by local authorities and ensure compliance with building codes and regulations. Obtain necessary approvals /signoffs for completed phases of construction.
11. Punch List Management: Develop and manage a punch list of remaining tasks to be completed before project closeout. Ensure all punch list items are addressed to the client's satisfaction.
12. Closeout Procedures: Supports Project Manager/Lead in completion of the closeout process, including final inspections and client walkthroughs, as needed. Verify all project documentation is complete and organized for turnover to the client.
13. Vendor and Subcontractor Coordination: Coordinate activities with vendors and subcontractors to ensure timely and efficient completion of tasks.
Skills::
